How do I apply for one of your Rentals?
There are several ways to apply for our rentals.
First, you may apply online here, each applicant must fill the form separately. You may pay the fee directly to the leasing agent, during the online application or contact us to pay over the phone.
Second, you may contact the office and we can email you an application or send you an electronic version to fill out.
Third, call us at (314) 771-4222 or email us. We will setup an appointment at the office or do what is necessary to get you the app or get it back from you. We can meet, email, fax or mail it to you.
Is there an application fee?
Yes. An application fee is required (per adult) and will be charged to all applicants. Applications will be processed once the fee has been received. The fee is payable online through the application or we can take payment by phone with a credit card, Apple Pay or PayPal. PayPal will allow for payments by checking and credit card.
What documents do I need?
Please submit with each application a copy of your Drivers License or State ID, a copy of your Social Security Card, and your last two check stubs or income documentation.
If you do not have your social security card, you can supply another document that has your name and social security number on it like a W-2 statement. We require the same documents from co-signers. Documents can be faxed to (314) 601-3400 or email us here.
Can i provide my own credit report?
We must pull our own credit report, but we can review yours first to help determine if you will qualify.
What are the income requirements for the rentals?
Combined income must be at least equal to 3 times the monthly rent gross. We will also take into account monthly obligations like car payments and student loans to ensure the applicant has enough income for the rental.
How long is the application process?
Typically, 2-4 days. If it is difficult to verify your information, the process will be delayed, this is most common with landlord references or income/employment verifications. We will do our best to complete the verifications quickly.
What happens after I am approved?
We will draft the lease and meet with you to sign. At the lease signing we will go through the full lease and work out any fine details with you. You will be required to put down your security deposit to hold the unit and pay the full deposit and first months rent to obtain keys for your move in.
How much security deposit is required?
Security deposit can range depending on the results of the application screening. Typically if there are no issues with the application, a one month security deposit will be required. Any issues with a deposit may result in additional security deposit.
Are pets accepted in the properties?
Each property’s detail page should say whether pets are accepted. If you have a pet, please provide us with a description or bio of your pet. In addition to the security deposit, pet rent and/or pet deposit may be required.
What if I am self employed or it is difficult to verify my income?
If this is the case, please provide copies of either your paycheck stubs, full tax return, invoices, 6 months bank statements or any equivalent thereof. This will help us provide the most accurate profile possible to the prospective landlord.
